Lumber Prices Burst in 2022
Anyone building in 2022 has been following the build crisis since it began. We all know first hand a few of these great comments. So I would like to know what was the best one?
- We need to order that refrigerator today. They are at least 8 months out.
- You want to change your front door? It could take 6 months to get a new one and we don't have anything else to use.
- You don't like that appliance? A new dishwasher, if you can find the model you want right now, you might wait a year for it.
- We're having a difficult time finding tradesman to work, many have went and got retrained for new jobs in law enforcement, all sorts of jobs.So the workforce was somewhat decimated.
Okay jokes aside, but the delay in wood, windows and workers is serious. Many are now finding with an increase in interest rates that what they were once approved for is a thing in the past. When we were looking at financing it was a question for us. Interest rates were INCREDIBLY low. If you did not know, my husband is a veteran and eligible for his VA benefits. But with the required two-time closing this was simply NOT an avenue we were interested in taking. VA would have allowed us to put a little less down, but again that question in interest was too large and too great of a risk that I was not willing to take the chance. And now, hindsight... WHAT A GREAT CHOICE WE MADE!

This also means if I go over on what my loan allows and what I am deciding to add into the home I am sent a bill. Now when you are doing your financing you can choose to add a larger BUFFER that would help with this. I added up front everything I wanted and DID NOT choose to add more of a buffer incase prices were different. This was a personal choice and I did not want to finance more for my upgrades.
What did I have to pay out of pocket for? - Appliances. This was a little bit of a pretty penny. But I really wanted an upgraded package. I also added a beverage cooler which was not in our original plans.
- Exterior colors. I added an additional trim color that ran me a few hundred dollars.
- FARMHOUSE SINK.
- Foundation. The estimated and actual were off by a little. This was not something they requested us to pay up front, but we are ready when they do :)
