Doing a SITE VISIT on your Lot
I would suggest you have someone view your lot before purchasing it. This is not always the case, nor in today's market is it possible. But a few things to think about would be:
- Have you thought about the foundation necessary to build your home?
- Do you need a septic tank?
- What about a well?
- Have you reviewed the necessary driveway requirements?
- What does the HOA documents say they require?
- If you have an idea of your size of home you could walk it out on the lot
- CHECK THE SURVEY! Look at the easements and requirements. Even if there is not a HOA they may have setbacks.
But Do Not Stress About This!
This is why
1) it is suggested you have a REAL ESTATE agent to guide you. Lucky for you, YOU HAVE ME!
2) If you have a builder in mind, it's good to have them do a lot visit.
3) If you have an HOA, you want to READ your documents.
4) Do you have a plan in mind? Do you know where this will sit on your lot? Always a good idea to check with a professional that your ideas will work on this lot.
5) Just for giggles, check with the water company and see if they can tap the lot you are inquiring on? (The lot we purchased said it needed a well. But it took a simple phone call to find out it was eligible for city water!)
Wondering what your dream home will look like on the lot? Grab some survey flags and measure it out. I know this seems like a silly thought, but personally we were not going to buy spray paint and draw it... so instead we just added flags and string and... waa-laa. Also, for us it was important that we could add an additional garage in the future, so we wanted to make sure the length of the home was not going to be an issue. (It wasn't!)
