Choosing the BUILDER that is RIGHT for YOU
As an agent I know just how important it is to have a REAL ESTATE agent on your side, working with you and putting your needs first.
But choosing the builder is important too.
With your FAVORITE agent, (wink, wink) discuss what you are looking for in a home. Maybe you can point out homes that you like, or maybe you have already doodled a plan on a napkin. The sky is the limit.
When we decided on a builder we walked into countless homes, visited with many model homes and talked with a plethora of builders before deciding on the one for us.
What was important to us?
- We wanted someone that had plans that we could tweek. Yes, we are choosing to build on our lot and want to DO IT ALL ourselves... but we also wanted an idea and to go off of it.
- We wanted to know that we could see their work. When you are choosing to BUILD your dream home you may not be able to see your design except on paper. But we wanted to see the builder's work.
- Customer service and communication were key to us. I wanted to know that when we were working with this builder that we would know what was going on and that we could trust THEY know what was going on.
- Maybe you have other wants. Price was also something we discussed. We wanted our dream home to fit into a price that was perfect for us. Size, style were two other important pieces that we wanted to discuss.
- Maybe you have a contemporary or traditional idea for your home. Maybe you wanted a country style, a clay roof. Whatever you want needs to be considered as you choose the builder that is going to begin making your dreams come true...
I advise you to start with a BUILD ON YOUR LOT SEMINAR. This is a great opportunity to learn the process and understand what you will be working with. Before we choose the builder my husband and I attended two. We really wanted to make sure we understood the process. It's a little different than just BUYING a home.
We were able to get the builder out to view the land. He did what is called a SITE VISIT. To ensure we could build on the lot without too much added expense. Along with this, is also viewing the HOA docs to determine how far back the house must be and in turn how long your drive will be. But all of these SITE FEES add up. So having an upfront idea of what may be needed is helpful in making sure you stay within your budget.
